We will ensure that all appliances are in working order and any necessary maintenance is completed. Our goal is to provide a safe and comfortable living environment for our tenants. We will also work with the maintenance team to address any other issues that may arise during the process. 

No, you do not need to be present for maintenance to be done on your unit. 

We have onsite-maintenance available, and after hours emergency maintenance that can assist you. 

You have two options; you can submit at our office, or we have an online resident portal that allows you to submit maintenance requests. Our resident portal is designed to make your experience with us as seamless and convenient as possible. If you have any questions or need assistance accessing the portal, please don't hesitate to reach out to our team. 

During business hours, you can come to the office to retrieve a key for any lockout situations. However, if it is after hours, you will need to contact a locksmith to assist with gaining access to your unit. It's important to keep in mind that locksmith services may come at an additional cost. If you have any questions or concerns about our lockout policy, please feel free to contact our office for more information.


Please note that parking spaces on our property are allocated on a first-come, first-served basis. While we strive to provide ample parking for all residents, there may be times when parking spaces are limited or in high demand. 

Residents have access to all our community amenities, such as, our swimming pool, BBQ grill, fitness center, tennis court, car wash area, and an onsite dog park. Our property provides a variety of options for recreation, relaxation, and convenience. 

Yes! Our community is pet-friendly! We understand that pets are important members of your family, and we welcome them on our property.

The standard appliances included in our apartments are a refrigerator, stove, and dishwasher. These essential kitchen appliances are provided to ensure convenience and functionality for our residents. 

All our units are unfurnished. 

With the pool and tennis court open from 9am to dusk, residents have ampl time to relax, swim, play tennis and enjoy the outdoors during daylight hours. The fitness center's operating hours from 5am to 9pm to provide residents with a wide window of time to fit in their workouts.

Please note that parking spaces on our property are allocated on a first-come, first-served basis with a parking permit. While we strive to provide ample parking for all residents, visitors must park in visitor parking. 

Residents are allowed to have up to two dogs and cats. This pet-friendly policy can provide a welcoming environment for residents who have furry companions as part of their family.


Typically, it takes 24 to 72 hours for a unit application to be processed and approved. During this time, the property management team will review the application, conduct background and credit checks, verify income and employment information, and ensure all necessary documentation is provided.

Your options for paying rent include using the online resident portal, making payments with personal checks, or cashiers checks in the office. These payment methods offer convenience and flexibility for residents to choose the option that suits them best.

Our residents are required to purchase renters insurance to be a resident at our community.

Spectrum is our internet provider.

For the application process, you will need to provide proof of income and a photo ID. 

Here is a breakdown on how we set up each utility service: Electric Account: You will need to set up an account with Florida Power and Light. For the Internet and cable, our services are through Spectrum. Lastly, water and sewer services are automatically connected by the office of your apartment community.

No utilities are included in your rent. 

If your application for the apartment is denied, you will receive a refund of $200 for the administrative fee. This refund is issued in accordance with the terms and conditions outlined in the rental application or leasing agreement.

Rent is due on the 1st of each month. This means that you are required to make your rent payment by the 1st to ensure timely payment and compliance with your lease agreement. Rent payments are considered late if not received by the 3rd of the month. If your rent is not paid by the 3rd, you may be subject to late fees as outlined in the lease agreement. 

The application fee is $85. This fee is charged to cover the costs associated with processing the application, conducting a background check, and credit checks. The application fee is non-refundable. Our administrative fee is $200. This fee is charged to cover administrative costs related to processing the application, preparing the lease documents, and other administrative tasks. The administrative fee may be refundable in the event that your application is denied.   

We are located in Manatee County School District.  

The Bayshore Gardens Shopping Center is located nearby. Having a shopping center nearby can be a convenient amenity for residents, offering easy access to essential goods and services. 


We are conveniently located near a Manatee County Area Transit stop. Accessing public transportation is a valuable amenity for residents, providing convenience and connectivity to various destinations within the area.
